Most plumbing problems don't announce themselves until they've already caused significant damage — a pipe that's been slowly corroding, a water heater that's silently approaching failure, or a sewer line with early-stage root intrusion. A professional plumbing inspection catches these issues while they're still minor repairs, not major emergencies. Here's what a thorough plumbing inspection covers.

What a Plumbing Inspection Covers

A comprehensive plumbing inspection includes the water heater (age, condition, anode rod, pressure relief valve, signs of corrosion or leaks), all visible supply lines and shutoff valves (for signs of corrosion, drips, or age-related deterioration), all drain lines including under-sink P-traps and drain connections, toilet internals (flapper, fill valve, flush valve, wax ring condition), water pressure throughout the home (both too-low and too-high pressure cause problems), visible pipe conditions in accessible areas including crawlspace and under-sink spaces, and the main water shutoff valve (to confirm it actually works when needed). An optional but valuable add-on is a sewer camera inspection, which visually checks the main sewer line for root intrusion, breaks, or blockages.

When Should You Get a Plumbing Inspection?

The most important times to schedule a plumbing inspection: when buying a home (especially older homes — a standard home inspection often misses plumbing details), when you haven't had one in 3+ years and your home is over 20 years old, when you notice early warning signs like slow drains, higher water bills, or occasional low pressure, after major weather events like the hard freeze events East Tennessee has seen in recent years, and before winter each year if your home has pipes in crawlspaces or unconditioned spaces.
